OPEN HOUSES - Don't Take Advice From Disbelievers. They Simply Didn't Succeed. YOU CAN!!
Many agents feel open houses are a waste of time. But, as Lenn Harley posts below, that’s not necessarily true. With the right location and the right presentation Open Houses can be sold at an open house. (Generating leads is a welcome by-product).
OPEN HOUSE - - A COUNTERPOINT TO DO YOU DISCLOSE WHY YOU'RE HOLDING AN OPEN HOUSE?
OPEN HOUSE? They can work, but only IF the agent on duty is holding the house OPEN for the purpose the activity was intended. If your heart isn't in it, don't waste anyone's time and give false hope to the seller.
WHO SELLS HOMES AT OPEN HOUSE?? New home builders' sales representatives. New home builders welcome LOOKERS and AGENTS with
open arms,
a lovely brochure,
a guided tour if a prospective buyer wishes,
a knowledgeable person ready to answer questions,
perhaps a cookie.I've sold homes at open house. HOW? By believing that it is another opportunity to show the house to some of those buyers who drive neighborhoods that interest them FOLLOWING OPEN HOUSES SIGNS.
They are also an opportunity to expose the house to agents who might drop by.
MUSTS:
Full color brochures.
Financing models.
Newspaper ad in high traffic, high priced areas.
OPEN HOUSE announcement if your MLS has the feature.
Blog it on ActiveRain with a good title with good keywords.
Have as many directional signs as your county and subdivision permits.
DO NOT, repeat, DO NOT hold an open with the owner present. Might just as well shut down and go home.
Take something to read between visitors to make the time FLY BY.If you don't have faith that OPEN HOUSE activity can be very productive, DON'T FAKE IT!
