For a change of pace, let's look at what's for sale on the ocean... beachfront and oceanfront condos in Kihei, Wailea/Makena, and Maalaea.  Bank owned?  No such luck.  Short sales, yes a couple.  Vacation rentals?  Yes of course, with waterfront locations like this it would be a shame not to.  The following condos are all oceanfront.

- leasehold 2BD/2BA vacation condo with all the trimmings you would expect
- 23 more years on the lease so you can continue to pay over $1,400/month on top of your mortgage payment

4.  Modern Decor, North Kihei, $325,000.00
- seriously nice furnishings in this 1BD/1BA remodeled condo that looks like it should be in Wailea
- great views, set back from the road, move right in and start messing this one up before the guests get a chance

5.Don't Go Anywhere, North Kihei, $409,000.00
- comfortable 1BD/1BA unit with direct beachfront views, bring your pets and stay awhile 
- convenience store and sandwich shop on the premises means you won't have to ever leave 

6.    Lightly Used, North Kihei, $435,000.00
- never been rented by this owner and it shows, nice and clean 1BD/2BA unit on the 5th floor with swaying palm trees in your view
- miles of sandy beach right in front so you can get your exercise when you walk to the restaurants at Maalaea Harbor

- with some updating this could be a real keeper and probably won't last long

9. Snapped Up, Maalaea, $620,000.00
- well situated 2BD/2BA direct oceanfront unit with central AC, sit on your lanai and watch the world go by
- sometimes a condo comes on the market and gets snapped up immediately because everything just clicks

10. Too Hot, South Kihei, $699,000.00
- this beautiful 1BD/1BA unit didn't  take long to sell either, prime location with lovely grounds right on the water, great ocean views too
- sellers would love it if every piece of real estate could sell so quickly, but it makes it challenging for buyers to find the gems

11.  Surprise Package, Wailea,  $820,000.00
- small complex tucked away from the road but right on Keawakapu Beach, very white 2BD/2BA condo with white tiled floors throughout
- though close to the beach you'll have to leave your unit to enjoy the views and the sand, but it's only a very short walk

12. Smoke and Mirrors,  North Kihei, $875,000.00
- with so many mirrors, it's hard to see where you're going in this 2BD/2BA unit, but once you look at the view you won't go anywhere else
- dark granite and tiles, dark wood floors, good thing it's bright outside because that's where you'll be enjoying the beach and sunshine

13.  Big Deal, Wailea, $1,650,000.00
- ground floor 2BD/2BA vacation condo on the greenbelt, large unit with large furniture for large people, room in this kitchen for more than one person

- the only thing small here is the ocean view, bring your binoculars because it's a long way off

14.  Super Size, Wailea, $2,599,000.00
- largest 1BD/1BA condo on this list, and direct oceanfront with fantastic views, whales and sunsets and all that
- updated and remodeled with nothing but the best finishes in 2012, nothing shabby about this unit or the complex

It's April already, can you believe it?!  Don't get fooled into thinking that prices are coming down on Maui, because if you wait any longer you might miss the boat.
