Read on for a report on Arvada home sales:

The percentage of Arvada homes selling for $200,000 or less as short sales or foreclosures is still in the 60s. Distressed sales play a big role on days on market in this category.0-200 picture

However, with 14 homes on the market right now, and 40 sold last month, lack of inventory is an issue.  75% of the homes sold last month went for asking price or above, some as much as $10-15,000 above!

This report includes only detached single family Arvada homes listed or sold for $200,000 or less.  (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)

  • Currently, there are 14 Arvada homes for sale in this price range (click the link to see them!).   Three of those homes are foreclosures, 4 are short sales, so 50% of Arvada homes available in the under $200,000 price range are distressed sales.

  • 40 Arvada homes sold last month under $200,000, having 40 median days on market.  20 were foreclosures, 6 were short sales.  So 65% were distressed sales.
  • One year ago 54 Arvada homes sold below $200,000, with 46 median days on market.  24 Arvada homes were foreclosures, 9 were short sales.  A 61% rate of distressed sales.
  • Two years ago 47 Arvada homes sold below $200,000, staying on the market for 92 median days. 27 were foreclosures, 7 were short sales, for a 72% distressed sales rate.
