The word, 'inventory', doesn't really apply for Arvada homes in the $200-300,000 price range. Once again - home buyers in this, the price category where most Arvada homes sell, will have to bring their 'A+ game' if they want to buy a house.
Half of the Arvada homes sold in this price range closed at or above list price, some for $10,000 or more higher!
Sellers - If you don't have any real reason to wait for spring, put your house on the market now!

This report includes only detached single family Arvada homes that sold between $200,000 and $300,000. I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.
- Currently, there are 50 Arvada homes for sale in this price range. Four of these homes are short sales, and 2 are foreclosures, bringing the percentage of distressed homes for sale to 12%.

- Currently, there are 96 Arvada homes under contract in this price range (wow!). Twelve of these homes are foreclosures and 7 are short sales. That's a 20% rate of distressed sales for Arvada homes.
- 78 Arvada homes sold last month between $200,000 and $300,000, with 20 median days on market. Nine Arvada homes sold were foreclosures, one was a short sale. So in this price range 13% of Arvada homes were distressed sales.
- One year ago, 30 Arvada homes sold between $200,000 and $300,000. 34 median days on market. None were short sales, four were foreclosures. So a year ago the distressed rate for Arvada home sales was 13%.
- Two years ago, 35 Arvada homes sold between $200,000 and $300,000. 43 median days on market. Eight Arvada homes sold as foreclosures in this price range, three sold as short sales. A 31% rate of distressed Arvada home sales.
