What are the home maintenance requirements for real estate in New Orleans?

New Orleans is a special city…I’m sure you are thinking “we know that already!” I mean Mardi Gras ended just yesterday, how special is that!?! What I am specifically speaking about is that our climate adds an additional burden to those who own New Orleans Real Estate. There are a few easy tasks that you can complete to avoid big problems in the future. I read an article in Realtor magazine that included a maintenance checklist created by Lou Manfredini and Frank Lesh, both home maintenance experts, and will use it as a basis to my New Orleans home maintenance post.

Inside Tasks:

  1. Change Filters Monthly - We use our a/c nearly year-round in New Orleans. Do you change your filters monthly? It will lengthen your a/c’s life-span and will increase efficiency.
  2. Drain Water Heater Annually - This will remove sediment from the bottom of the tank which will increase the water heater’s useful life.
  3. Stop those pesky Water Leaks - Anyone that owns real estate in New Orleans knows we have leaky old pipes! Check under the sinks and look for water stains. Catching a leak early may help avoid a much bigger leak in the future! Also, stop those dripping faucets and reduce your water bill and help the environment.
