Internet CustomerIn my post last night I wrote about how much discussion there was about blogging at the CRS Sell-a-bration in Hawaii.  Blogging a Topic at CRS Convention   

I thought I would continue on the topic a little further.

I have spoken to dozens, probably hundreds of agents about the importance of blogging and Active Rain.  I have sent invitations to many, to have them not join or join and do very little with it.  Isn't that true of people in general?  You can show 100 people how to make more money and 2 or 3 will actually do the work required to take advantage of the idea.

Blogging is the future.  Customers are spending more time on the internet.  They are shopping there long before they are ready to call a real estate agent.  If you want to be the agent they choose you need to meet their internet needs before they call you.  We have all seen the statistics about what percentage of customers are shopping on the internet before they call an agent.  The more important thing about those stats is that they are not only a big percentage, but it is growing and the amount of time they spend on the internet is also increasing.  Customers are shopping much further in advance of the time they will actually be doing a real estate transaction.

Your website needs to be content driven.  Give the consumers what they want (information).  The blog gives them a chance to learn more about you.  Let's call it a silent interview.  They not only learn more about you and needed topics they can also interact and ask questions while still in the investigation stage, without committing to a sales rep.  Standard websites as we know it will be dinosaurs soon.  How many agents do not even have a basic website?  How many of them are in the group of those complaining how bad the market is? 

The most successful agents I know, have professional websites that have useful content.  They also have targeted websites for various segments of the market, like luxury home buyers, waterfront properties, military clients, sellers, etc.  Most of them already have personal blogs and are probably on Active Rain or other similar forums.

With all of this knowledge the question is will we be part of the 2 or 3 percent who take full advantage of this knowledge or we be part of the 97% who have reasons why it is a waste of time and money?

Over the next two months I will be completely redesigning my internet presence.  I hope to be part of the 2-3% that not only maintain our web presence, but gain market share.  Active Rain is the one part I will not be changing much, other than adding the personal blog when it becomes available.

I received my e-PRO certification just because I wanted to be one step ahead of the other REALTORS in my area when it comes to technology.  It took no time at all to become the number one Featured Agent for Johnston County NC, simply because the others are not staying active on "Active" Rain.  I have already received a referral and sending another one out.  I started a blog immediately after receiving my e-PRO pin and have seen my name come up more and more in the search engines.  Always willing to learn, thanks for the heads up.

Michael - Business is picking up for me.  In general sales volume county wide is down, but prices are holding except in a few areas.  I am getting more from my blogging, but not enough from my website.  I am in the process of a rebuild of it.

Jason - Those of us who jumped into blogging early are ahead of the curve.  I am like you on teh real estate agent side.  I am continually training and evolving to meet the needs of a changing market and changing industry.

Tracy - I also received my e-PRO last year.  I think it also lets the public know we are able to serve their needs better.

Leslie - CRS was great.  I will wait on giving criticism to others until my website better meets the needs.

Nice reminder, Randy.  This is one of those pivotal changes in real estate where you either keep up with the changes and excel or you completely miss the boat.  We're certainly shooting for that 2-3% bracket.

Hi Randy - Good luck with your redesign.  I've added you as an associate and will be popping in to see your progress.  It's a heady endeavor which requires a huge time commitment - but it does pay off in the long-run.  I spent 2 years working on my site before I started to see the results and I'm constantly looking for new ways to improve.  It can be overwhelming at times, but there is really no choice but try to keep up with this explosive industry.  All the best in 2008.

Randy - It is something that is really hard to stay on top of. Especially if you are actually selling real estate too. Currently, I am pushing hard to finish renovating a dated website that I own. It is so hard to stay focused during the day with everything else going on.

I'm am truly amazed at home many agents still don't have websites, blogs or do anything online. I just don't see them around in five years. I've invited some 50 people and I think maybe 19 people have signed up and only two have gotten past the 1st post.

Just don't get it?

Randy!  Amen!  Great post!  I work with an all-Internet based team of Realtors, and many, many inquires we receive are people who are looking, but are sometimes A YEAR or LONGER away from buying.

Your knowledge of the inventory out in the market along with your web presence are two of the most important things a Realtor in this day and age should know.  Inventory knowledge never changes, despite no one going on caravan car tours of the new listings for the week!  The Internet, however, is where 80% of buyers begin their home-finding search!

Denise - Knowing your inventory is critical.  I run into agents regularly that not only do not know the inventory, they do not know the community they are trying to sell in.  The internet is a great tool for communicating with clients, but it won't replace the need for an agent to know their business.
