I always educate my homeseller prospects about a deceptive practice called Buying Listings and how it will hurt them in the long run.  Extended market times, multiple price reductions, and the belief that there is a problem with the property are a few of the major ones. 

Unfortunately, I have lost listings to this type of manipulation even after providing these warnings. There are still several of these listings currently on the market where I gave a presentation to the seller, but another agent "BOUGHT" them.  All of these sellers have taken reductions and many have been on the market for nearly a year now.  A couple of these sellers where wanting quick sales.  Over-priced listings DO NOT sell QUICKLY!

When agents over-price a home, they usually have a reason.  Either, they give in to a seller who wants too much for the home.  They lack confidence in their ability get the listing otherwise.  They have an inferior marketing plan, or they just want to get the listing only to reduce the price later.  None of these reasons are going to help you sell your home.

Sellers do yourself a favor and listen to more than just price.  Listen to the agent with best marketing plan!  How is the agent going to get the word out that your home is for sale?  That is the most important element in selling your home. 

Don't forget that even the best marketing plan will not sell an over-priced home.

Remember, your home's value is not determined by a real estate agent.  It is mearly calculated buy one.  The value is detemined by what the market will bear.  In other words what a buyer in today's market is willing to pay for it. 

Agents are NOT all the same.  If one agent says you can get $10,000 or more than the others, think about what over-pricing will do and DON'T give the over-priced agent your business.  

Don't allow yourself to be bought!

Richard - Really liked this post, I've walked away from sellers who aren't realistic about their sales prices to only see them listed with someone else at the price they wanted.  These homes sit on the market and then I contact them when they expire.  Usually they are more realistic after failure.

I actually had a guy that wanted to price his home at.......ONE AND A HALF times the market value.  Can you imagine?  As an example, instead of $500,000, Lets price this one at $750,000!  He told me that he didn't care if it took him 3 YEARS to sell, but he would get his price.  He also told me that I was in the ball park of the other agents that he interviewed, but mine was the lowest which didn't bother me because my broker had suggested an even lower price.  As you can imagine, I walked.

Another agent did take the listing at the SELLER's price.  The listing was on the market for almost 500 days with 2 different Realtors (Yes, there are some REALLY desperate agents out there) and they only reduced the price to 1 3/8 TIMES  the original market value.  In the example above that would be $687,500 when it should have never been over $500,000 and during that time the prices declined, and it should have been down to $450,000 or $475,00 if they were EVER going to sell it.  

I am embarrassed and ashamed that there are Realtors out there that would even consider taking this listing, but I am sure someone will again in the Spring.  They are not helping the Seller by doing it, not to mention their own reputations.
