April 2013 Real Estate Market Report for Whittier

Hi, it’s Bob Willis here.  Welcome to this month’s real estate market report for Whittier, California. All sales data comes directly from the California Regional Multiple Listing Service, which serves as the database for all realtor sales in the region.  The data includes all reported Whittier home sales as of April 1, 2013.

This Market Report on Whittier Home Sales will focus on Single Family Residences in Whittier, California. 

It does not include condominiums or Multifamily Residences. We’ll be taking a look back at Whittier home sales for the month of March 2013. 

This first chart shows the big picture of the Whittier real estate market at a glance.  You can see by the green that all price ranges under $800,000 are in an Extreme Sellers’ Market.  As prices go above $800,000, it continues to be a sellers’ market. 

One of the reasons why it is a strong Sellers’ Market is because so few houses are for sale.  Current Active listings, at only 139, are the lowest in the past several years.  There simply are not enough homes for sale in Whittier to satisfy all the demand.

This chart shows average home prices in Whittier over the last 15 months.  You can see that the overall trend shows a continuing increase in home prices in Whittier.

Now we’ll take a look at home sales by Whittier zip codes.  The overall average price of homes sold in Whittier was $380,106.  The lowest average price was in zip code 90606, at $314,205, while zip code 90601 had the highest average price of $451,000.

As we compare Whittier home sales with nearby cities, you can see that most of the cities are experiencing a strong Sellers’ Market.  I believe that Whittier, by far, gives us the best representation of area sales trends because of the number of home sales that occur in Whittier month after month.  We saw 110 sales of Whittier homes in March, with West Covina coming in a distant second of the other cities in thislist.

The month-over-year change is the difference in price between March 2012 and March 2013.  All cities in this list, except La Habra Heights, had an increase in prices over the previous year.  Whittier’s average sale price increased by over 10%, from $345,075 to $380,106, since last year.  So, it looks like we are continuing an upward trend in home prices, with normal seasonal fluctuations.

The fact is there are a lot of home buyers trying to buy homes in Southern California …
But, the low inventory of homes for sale has produced a SELLERS’ MARKET…
Decent properties are getting multiple offers…
And, Mr. and Mrs. Buyer just want to know:  “What happened to the Buyers’ Market?”
