Five Good Reasons to List Your Madeline Island Home for Sale Now

 

Read and consider these five good reasons why now is the best time to list your Madeline Island home for sale:

 

- The ferry's running again.  Madeline IslandFerry Line trips between Bayfield, Wisconsin and Madeline Island began last Wednesday. Winter-weary tourists will be visiting soon, and their curiosity about what's for sale makes April a perfect time to hit the market.

- We need time to get your listing in front of the public.  It takes anywhere from six weeks to two months for a new listing to achieve saturation on search engines and to build a presence with folks browsing the Web for second homes (that's 90% of prospective buyers today who begin their property search on the Internet).  You have between April and early or mid-November to reach out to the largest possible percentage of buyer prospects.  From May 1st, that's maybe seven months.  The sooner you get your listing on the Internet, the better chance you have of achieving a sale this year.

- You will have competition.  Others are bringing their properties to the market.  Waiting until summer means a greater risk of getting lost in the crowd among other properties for sale.

- In the next 30 to 45 days, things will be greening up on Madeline Island.  Spring is the perfect time for us to photograph your home for sale.  In order to present your home to the public at its best, dressed from the outside in green leaves and green grass, we need to get to work building photography slide shows and virtual tours of your dwelling.  Great photography and a well-planned marketing strategy takes time.

- You have the buyer's attention in Springtime.  This is true pretty much all over the United States.  April and May are considered top months for home buyer traffic.  By June, school is out and families are dealing with graduation, weddings and summer activities.  If you want your property for sale to attract buyer attention early, get it on the market now.

 

I'm always a bit puzzled by sellers who wait until September or October before contacting us about listing their home.  It makes our job that much more difficult and it's not a great way to maximize your chances of success.  Of course, we have made home sales throughout the entire year on Madeline Island. But listing in autumn means racing to get fall color photographs of your home before the Island turns cold and wintry-looking.  Your buyer is purchasing a lifestyle as much as they are buying a house. Give buyers a chance to view your home for sale in a framework that allows them to consider summer recreation opportunities in the Apostle Islands area of Lake Superior, including boating, golf and hiking.

Erica - We live by the ferry boat schedule nine months per year.  The ferry is our lifeline to the outside world..gas, groceries, even the U.S. Mail, all of it comes to us via the ferry boat fleet.
