Vacant landAs I said yesterday, the standard of professionalism in our industry is a LONG way from where it needs to be,

I had no intention of making this title a series, but a new day has brought me new evidence.

So yesterday I talked about my inability to gain access to 50% of the homes my cash buyers wanted to see.

While I was doing that yesterday, I also received a call from someone who wanted to acquire some vacant land.

We had a long conversation, identified some properties and then last night he said "OK - let's buy three of these". And so we arranged a meeting for this morning and I arrived with contracts and away we go.

So what has this got to do with the title, I hear you ask. Quite simply, this morning he told me I was the FOURTH Realtor he had called and the only one who had spent time with him or had even called him back. I am truly in shock.

The only explanation he could think of was that these were not big deals. My pay check will be small and I am OK with that.

I am also OK with the fact that he has already asked me to find more similar land for him and I am also OK with the fact that his brother was at our meeting and HE wants to buy land and I am even more OK with the fact that he is from New York and plans on relocating here into at least an $800,000 home!

Three Realtors either ignored this man or were unhelpful. Me? I've got three closings in the next two weeks because I took the time to talk to him.

Simon, the same thing happened to us.  A young man called and he said no one would talk to him because he's only buying an $80K house.  It is what he can afford now but he will upgrade someday or he will at least refer people to us.  We didn't get into this business to only deal with people who can spend $300K or more.  We are here to help anyone who has the credit to purchase a home. 

The biggest complaint we hear is that the realtor never contacted the seller during the listing period.  The seller would have to try to contact the agent and most of the time with no success!  I'm with you.  I do not understand what is going on with agents.  But you know what, we will stay busy because we are there!

I've spent most of my day helping a New Yorker find a home to rent in Redmond (which pays about nothing) because they will buy soon, and I'm betting they respect and appreciate my efforts to help them in a pinch (they need a home by Monday!) These type of efforts don't always pay-off, but if you don't do it, they never pay.

MICHAEL - you are correct, but I think the key isn't even doing it because it might pay off. the key is helping someone who needs help. The world has a way of rewarding that  have found.

Simon I respect the decision of some agents to only work with high end buyers.

I however will help anyone who contacts me find their dream - no matter what their price range. The truth be told I love working with first time buyers because their excitement level is so high and I enjoy being a part of that.

Simon- this behavior abounds and it is pathetic, I just wrote a post about this same thing, no return calls and now we have a wonderful client who has other referrals for us too. It pays to play!

I have heard that same thing from potential clients.  It leaves me scratching my head because it's not like the Florida real estate market is hot and we're all way too busy to call anyone back.

Amazing, isn't it? I can't believe how many agents don't call back to set up a showing. I can't believe how many people say nobody called them back.  Are these part-timers? Are they too busy with their jobs at the mall and not doing real estate any more?

That is an awesome story.  Glad to see you have some closings coming up.  Many Realtors have jumped out of the business to do other jobs and that is contributing to much of the unprofessionalism.  Also many Realtors are afraid of vacant land transactions.  They are used to dealing with houses or condos and vacant land is different, so they aren't sure what to do. Keep doing what you are doing.

ROB - There's easy vacant land and hard vacant land. This one is easy, but the other kind doesn't scare me either. By the way - if you have someone looking for a genuine southern colonial mansion, I have one near Mout Dora on Lake Yale - BEAUTIFUL and cheap at $1.65m

You are so right on? I did some leases and my client could not thank me enough, She told me that she was always a homesowner and could not believe "how she was treated like dirt when she wanted to rent"\This particular client and her husband were so grateful that as soon as they sell their home, I will be selling them a 1.4Million dollar home...You never know where your next sale will come from and few realtors understand that you have to wrk all your clients big and small. Congratulations!!
