Carlsbad Sellers, Are YOU Prepared for Your Home Inspection?

 

Are YOU prepared for the home inspection at your Carlsbad homeThe home inspection is a critical part of the real estate purchase process for the buyer, and one phase that causes a great deal of anxiety for most buyers, and sellers.

 

While a home inspection is not required, it is highly recommended for buyers of Carlsbad homes, and most elect to make their purchases contingent upon a home inspection. Sellers, you should expect this.

 

As a Carlsbad seller, the more prepared you are for your home inspection, the easier it will likely be, or there will at least be fewer surprises. Here’s what to expect:

 

First, realize that even a meticulous home owner may learn there are defects in their home that they were unaware of. It may come as a surprise and a disappointment, but every inspection will reveal some issues, even in newly built homes. Some homeowners are insulted the inspection reveals so many issues. Know that this IS the inspector’s job.

 

The home inspection can easily take 2 hours or more depending on the size of your home, the issues, and the inspector. Plan on being out of the house for 3 hours or more. The inspection is for the buyers and it’s best if you, and your pets, are out of the way so the inspector can do his or her job.

 

The inspector will test all the appliances, including the dishwasher, oven, stove, washer and dryer. You might have a load of dishes ready to go.

 

During the inspection water will be run in sinks to check for leaks as well as water pressure and temperature. Toilets will be flushed, showers will be run to check pressure and temperature, bathtubs will be filled to check drainage.

 

The inspector will run your heating system, as well as the central air if you have it, in both cases to check efficiency and other matters. More and more inspectors are also using thermal imaging, which relies on infrared technology, a non-invasive procedure that allows then to check for hidden leaks. The list goes on.

 

The home inspector will provide a multi-page report, in most cases computer-based in pdf format, to provide the buyer with all the details and recommendations regarding defects, needed repairs, and maintenance. Inspectors will usually take photos as well to illustrate problems they uncover.

 

The buyers may or may not decide to request that the sellers make repairs based on the inspection and will submit their request to you on a specific form. More on that in another post.

Jeff, absolutely, the home inspection is very important.  So important that I have a form advising my clients of its importance and that should they decide not to get one against my advise I have them sign it.

Agreed. We actually have more than one place in our standard documents for buyers to sign if they decide to NOT pursue a home inspection which is against our advice. Having something in writing in essential from a liability perspective.

I have only had 1 buyer not do one in my 10 years and she was an investor who was going to essentially gut the multifamily property before renting.
