No photo available. Really?

This is the photo I found when searching properties for a client.  I can't imagine what the agent who listed this property was thinking.  I know we all get busy, but when you have no photo there is no way I'm going to waste my time, energy or fuel to go see what I'm missing.  I just mark the property off my list and move on.  

 

Sellers, I would encourage you to have your listing agent send you a copy of the MLS listing so you can see what everyone else is seeing.  If this "No photo available" is what you see, my next question is, "Why did you pick that agent?"  This particular listing has been on the market for 67 days.  No contract yet?  Is it any wonder?

Good morning Mike.  The agent is doing such a disservice to the seller.  I wonder if the seller is aware of this lack of interest.  What is the agent thinking?

I see this too sometimes. I just figure it could be by owners request? Maybe owner is close to forcloseure, in middle of divorce, or something else. We can only guess. If it's priced right, I will check the old listings to see if it sold, was withdrawn or expired,  and sometimes I find old pics and clues about the house. Or if I happen to be it that area, I'll do a drive by.

This is ridiculous! We get fined if we do not have at least 1 picture up in 7 days in our MLS......there is no excuse for this..this agent is not working in the best interests of their seller!!

The MLS in our are says at least 1 photo are you can't even put it up.

Good morning Mike -

Finally our MLS had enough complaints from Agents that they now require at least one exterior shot of the home before it can go live.  Finally!  In my marketing I always sent a link to the MLS to my seller clients filled with detailed information and normally between 10 -15 photos and a slide-show.  Why not?  After all I'm working for them.  Suggested!

Oh, Mike!  You are just so lazy!  I mean really!  Sometimes you can go to the "Listing History" and find a few pics in an old listing - like before these sellers moved in and trashed the place.  Or you can get sort of an idea on the Google Streets sorta photo. 

But all kidding aside, no photos and bad photos are such a disservice to sellers.

Poor sellers who hired this agent......he probably reduced his commission for them, ya think?  Probably not, and he'll still get paid when it sells.

AAAACK!  Mike, that is one of my all-time pet peeves.  If you don't have photos, don't post it to the MLS until you do!  Most buyers think "fixer upper" or "mess" when there aren't any photos... Which leads to the thought, "next!"

How about blurry photos and awful Virtual Tours with terrible audio in the background!?! If you look in the HISTORY of the listing through the past, the same Listing Agent and the same photos and music. I have often wondered if the Sellers never heard of 'marketing.' It is quite evident the agent didn't.

In our office, the photos are posted first and THEN the description, pricing etc are added afterwards.  This way we never have a listing without photos

Our MLS monitors each listing if you don't add at least one photo within 48 hours you get a nasty email.  Another 24 hours and you get fined 50.00 per day until the problem is taken care of and after some more you lose your right to post them to the MLS.
