I looked up the mls for real estate activity in Doylestown township in March 2013.

I looked for residential listings sold in March . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 18  homes that settled in March 2013.

The average original list price was $ 458,655.

The average last list price was $444,633

The average sale price was $423,250

Highest sale price was $832,000

The lowest sale price was $ 25,000

The average days the homes were marketed was 148

The average settled price to original price ratio 92.9

The average settled price to last list price ratio is 95.13%

The homes were priced high and sellers had to reduce price as seen from ratios.
