But Wait - The Sign Says From the Low $200’s
A friend of mine referred a new buyer to me this weekend. They are first time buyers and really want a brand new home, available immediately, for under $250,000. No Problem!
This seems to be on everyone’s wish list these days. First, inventory at new home sites is low. Most of the available homes are dirt starts and at least 6 months out for delivery. Second, everyone wants that price point along with all the amenities. Third, there is no easy way to research these homes on-line. It takes good old fashion foot work.
I had some down time yesterday afternoon so I spent the afternoon driving from one new home site to another. I was just so amazed at the number of builders who have big signs saying “Starting in the Low $200’s” and when I went into the sales office, well, those homes just didn’t exist. Oh did you want doors and windows with those? Oh did you forget we have a $40,000 lot premium just because the home is built on a lot?
I knew there was one builder where I could get the price and rest assured that Everything Would be INCLUDED! That’s right. Lennar Homes has the Everything Included feature so the price is the price is the price!!!!
I went to the Cross Creek/Adonea community in Aurora, Colorado and talked to the knowledgeable sales staff there (Audrey and Matt). I gave them my wish list and they immediately pointed me in the direction of 3 homes that fit the needs to a T. I took photos of the homes, scanned the spec sheets and emailed them to my new clients. They are so excited! They love one of the homes which will have all of the finishing touches by May. It is exactly what they are looking for and in the price range they desire. We are meeting at the home tomorrow and I am anticipating a signed contract on the spot. Of course, I counseled my new buyers about how quickly these homes are selling and that there is no time to ponder. If they like the home in person as much as they did online, I fully expect they will call Adonea home!
I love working with Lennar. They are honest, fair and actually advertise the price you will pay for the home. What a concept!
