Why you have to seek help before visiting a builder’s sales office!

Some buyers are assuming that they will get a better deal if they visit a new builder community, register with them and tell them, “No I don't have an agent”. The fact is that the builders pay buyers’ agents out of a marketing budget, compensations never go against the pre set recorded sales price or upgrades of the home. Builders make sure that, in any way, they will not affect their comps and their future sale prices.  In order to personally get to the reality, but Before any Registration, just ask the Builder Rep if for not being represented by your agent they’ll give you a written statement that commits the builder to a reduction in price or more upgrades.  Their answer will tell the FACT from the fictional MYTH,  you will not receive a better deal on New Construction without an agent!  Buyers with no representation, besides usually paying more, will most of the time get into the house and find about a zillion things they should have thought of (agent already knows) when it is too late.

The builder’s sales Rep won't volunteer anything that could be a benefit to the buyer.  

 

·        How many site agents (builder’s sales Representatives) would encourage an unrepresented

     buyer to get a pre-drywall inspection?  Recommend other areas and locations that will offer

     good value/appreciation?,  recommend other reputable builders that offer great after-sale

     service?, review the builder contract/upgrades/closing date?, interpret the incentives?,  look

     at the ultimate resale value?, etc…? After all, are they representing and protecting their

     employer and their job or are they looking after you and your interests?

·        Would you know what kind of warranty is being offered and what is it that you should look for?

·        Would you know who will pay for any damages if the builder goes out of business?

·        Would you know what exclusions in coverage should not be accepted by you?

·        Would you know and check for the kind of engineer that should the builder have involved in the

     design of your home?

·        Would you know what kind of inspector to hire to have the home inspected in different phases of

     construction?

·        Would you know what is an acceptable grade from the foundation around the home?

·        Would you know what documents from the warranty company would be essential for your

     protection?

·        Would you know what are the critical points in a purchase transactions that needs a professional

     attention especially if you are a 1st time home buyer? …..

 

These are only a few reasons why you should contact me before going and visiting a builder’s sales office. The reasons I am sure you will for hiring a professional on your side are endless. It is absolutely foolish to enter in such a large investment without representation.

The builder’s reps know how to dazzle you with their product and sell you the one that makes them the most money rather than the one that you need or really want!!!  An experienced REALTOR® can talk the talk and understand what is going on and make sure you are getting what YOU the buyer really needs at the right price.  There is no better deal when a buyer goes straight to the builder.  The builder has already calculated any compensation to your  professional representation into the price, and they are not going to take that off the price if there is no REALTOR® involved.
