Buyer Broker Chicagoland's Ten Year Anniversary!
Today is the 10th Anniversary of our Exclusive Buyer Agent / Broker services. We have represented home buyers across the Chicagoland area - from the many Northwest Suburbs in Chicago, from Palatine and Arlington Heights and Libertyville, to the North Shore (Deerfield, Highland Park, etc.) to Evanston, to southern suburbs such as Downers Grove, Lombard, Wheaton, Naperville etc, to Chicago (Wicker Park, Bucktown, Lincoln Park, East Village, Ukrainian Village, Roscoe Village, Logan Square, South Loop, etc.)
During that time - we achieved several milestones:
1. Over the past 10 years, on average, we achieved double the average price off for a given town or city as based on MLS statistics at the time for the prior three months of sales - list price to sale price percent. (We have conducted these calculations for every year we have been in business. Quite a feat - since there were some transactions that required a bid near list price in order to win it in a multiple offer situation (while also ensuring that our client didn't pay more than fair market value using a technique of ours.)
2. In 10 years - we have never had a client's purchase not appraise out. This is in comparison to a rate of about 20-35% during that time (depending on area and price) based on interviews of various Real Estate attorneys. Another testament to our negotiation abilities!
3. In 10 years in business - we have never had a client fail to reach closing once the contract was signed (other than if they didn't like the home inspection results or didn't get enough credits from the seller to suit their needs.)
4. Each year, a higher and higher percentage of our business is derived from past client referrals. (Currently 70% of our business is from past client referrals.)
5. In ten years, we have saved home buyers over $3 million dollars - in both purchase price and loan rate/fee savings. We look forward to serving many more buyers in the next ten years!! Thanks for supporting us - and have a great day!
