The VA Loan program was created in 1944 as a part of the GI bill of rights for returning WWII veterans.  Since it's creation the United States Department of Veteran's Affairs has funded nearly 20 million homes (as of 1992!)  Becuase of this amazing program you can join the ranks of those numbers and become a home owner!

The benefits of the VA loan are:

1. It's 100% financed, that means you don't pay a down payment when you come to closing.

2. You don't have to pay PMI, (AKA monthly mortgage insurance.)

3. a fixed interest rate that can compete with conventional interest rates. (you may also choose a variable rate if you'd like.)

4. Your mortgage is assumable, once the VA has checked out the credit of the person assuming the loan meets their requirements.
