How Smoking Affects Your Home Value

Smoking is expensive.  Not just expensive in the health and wellness aspect, but expensive in the dollars sense.  Other than the cost of cigarettes, smokers lower the value of their home with every puff indoors.

Last week I took ready willing and able buyers to see a home which seemed to have everything.  The pictures look good - Colonial on a quiet street, plenty of land, good location.   Yet, it has been sitting on market on market for 200 days, so we knew something was wrong.  With an open mind, we went.

Outside we saw the ashtray, and the smell of smoke was noticeable.  "What's that smell?" Asked the buyer.  "Smokers," I replied.  We hoped the smoke was limited to the outdoors.

After a walk around the pretty yard we went in.  Open the front door, and like a punch in the face, there it was.

The smell of smoking was so bad, we didn't get past the front door.  We were not ready to look at the house if it was perfect in every other way.  We were not ready to subject the baby we had in tow to this home.

What a shame.  I wonder how many ready, willing, and able buyers didn't make it through the front door.

Fred:  Thanks for re-blogging.  Ruth's blog is timely, as we have been in some smoker's homes lately.

Fred:  It is totally impossible to remove the smell... no, the stench of cigarette smoke from a smoker's home.  Even if you strip out the sheetrock/drywall... and even the insulation and even the ductwork... the smell remains.  You can try and mask it, but it just doesn't work.
