2. How long has the property been on the market?

A house that has sat on the market for more than six months could have underlying issues that are not obvious. It is likely the home has been overpriced.  However, it may have structural issues.  It may need some other major repair or updating work.  Regardless, a house on the market for that long may be more willing to accept an offer that is lower than their asking price.

I tell sellers that overpricing a home is dangerous because the longer it sits there the more people think something is wrong with it. Yu tell them that it was overpriced before & they still become suspicious. Greed kills.
