Things were going well...I have some buyers to work with that are very nice and fun to be with. The first couple (inspiring the hate my job part) want a very specific style house in a very small town. I found them the PERFECT house (according to them) but the seller had just listed and is in la-la land as to the value of his house and less than negotiable. I suggest other areas and styles and we find some beautiful new construction. Buyer gets spooked about resale value and backs out. As I mentioned these are very nice people and really great to work with. They have had to move around a lot lately due to job relocations and are anxious to set down some roots. I'm on a mission now and suggest a FSBO via an email Tuesday morning (that I had already discussed with them, they felt it was too high and we were certain the new construction was going to work at that point) I had spoken to back in December. Guess what? Buyer calls Tuesday afternoon to tell me they bought that FSBO over the weekend and couldn't involve me because then the seller would'nt have sold for the price he did BUT they appreciate all they did for me and feel really badly about the whole thing...go ahead, call me a schmuck, I should have seen it coming

Part 2-why I love my job...The other buyers are are the cutest young couple getting married in May. We have been looking for a little while and we found a great house that they love. Sellers are willing to meet their price and everyone is happy. Wow, that was easy!  It's been awesome to be a part of their search for a place to start their lives together. Corny, I know but really feel that way.

 

I guess I wasn't expecting a career in real estate to be such a roller coaster ride. I'm more of a carousel kind of girl so this has been an adjustment! When my kids drag me on the coasters at the boardwalk this summer I'll be an old pro at going up and down and ending up wanting to puke. I do feel like getting back on the ride, though, so it can't be that bad...hope springs eternal!

This business is full of highs and lows but one thing it never is - is boring.  You did a good job, even for that first couple so you will be rewarded along the way! Have a nice day....

Nancy, I had the same thing happen to me a couple of times - buyer buys a FSBO but thanks me for all my great free service to them.  The only way to prevent that is to have a written buyer agency agreement with the buyers.  Even then, you have to decide whether to enforce the agreement, and the chances of winning are very iffy.

Having a pipeline of other business (easier said than done) makes these situations less critical.
