It always surprizes me to learn that the musings of "some guy" mean more than pricing information that is backed by current sold information with an eye on current condition. I have been a Realtor for more than a decade and I have yet to meet the guy. This is the guy who knows all about real estate and told my buyer or seller what the property was worth. Oh he knows all about the area, the current value of the houses, and just about everything else about real estate.
Wait that's my job, isn't it? As your agent I am working for you and have done all the research to give you what my education and experience tell me is the best pricing information. The banks are going to use the same information that I do to appraise the property when a mortgage is applied for. Even a cash buyers is most likely going to have the property appraised so that they can insure they are getting value for thier money. Appraisers don't listen to "some guy" either.
Do yourself a favor and find a Real Estate professional to help you decide what a property is worth. The "Guy you know" might stear you in the wrong direction.
