This seems to be the weekly conversation I'm having with Omaha home buyers.  It's been a buyer's market for such a long time that it is hard for many buyers to understand that in a seller's market homes are selling FAST. Some Omaha subdivisions are selling faster than others. 

Take for example, the Huntington Park Omaha neighborhood in Northwest Omaha.  There are currently six pending homes for sale. Would you be shocked to learn that the average days on market for these six Huntington Park Omaha Homes for sale is:

What I have started to see is listing agents selling the property themselves before it is even on the market. Tough to compete and is that really in the best service to the seller?

Connie:  In many market areas the market is HOT.  Two days does not surprise me.  A year ago it would have been unheard of.  Now... just the reverse.  Buyers better be ready to act.
