Work with #2. The first guy if real will buy a two story on a postage stamp size lot with on street parking only! He'll buy it from some else he just met after you spend a week or two showing him Palm Beach. You'll invest in several sit down meals for his family, but don't worry He'll buy you a "Big Mac" for lunch, once.

The things he sites are too important to be, just nice.
