From A Buyer’s Market to a Seller’s Market
The real estate market has changed significantly on Kauai. The peaking of the market was from 2006 to 2007. Post 2007 prices declined and the value of homes dropped hundreds of thousands of dollars. This drop created a very difficult market for people who purchased at the peak of the market and were hoping to re-sell. Lately the market has been heading upwards and prices of homes on Kauai have increased. Nobody can predict the future of the market; however I think the prices of homes on Kauai are likely to increase this year.
Another benefit to the current market is there are not many properties for sale. As a result homes for sale are in greater demand. As I write this there are only 295 active homes for sale on the island of Kauai. According to the MLS last year in February 2012 the median sales price of a Kauai home was $449,000. This year in February 2013 the median sales price is $512,400; this is a 14% increase from last year.
