Top Ten Ways to know if I’m getting my money’s worth from my Realtor? Part 2

You may recall last week I bifurcate the subject matter into two weekly blogs, buyers and sellers. Last week was Buyers, This week – Sellers.

 

The seller typically pays Real Estate commissions. We discussed last week how the buyer is generating the commission mechanism by purchasing a piece of real estate. Therefore, the buyer should have certain expectations.

The seller does, and should have expectations as well. After all, you are the one signing the check. Sellers are paying a lot of money for a complicated transaction that must legally, ethically and monetarily be correctly represented.

Thus the question, are all Real Estate Agents equal in their ability, expertise and knowledge? Of course the answer to that is a resounding - NO. Since the seller will be paying the same commission to whomever they retain, it is incumbent upon them to make sure they get the best bang for their buck.

Here is my top ten list for seller’s to ask prospective agents when considering who to engage in selling of their real estate property.

1.     How long have you been selling Real Estate?

2.     How many homes have you listed or help purchase?

3.     Do you consider yourself a listing agent, buyer’s agent or both?

4.     Have you sold homes in my neighborhood?

5.     What will you do, that other agents will not do, in helping me sell my home?

6.     Do you have a presence on the Internet and what does that entail?

7.     Do you have referrals from past clients?

8.     What Brokerage do you belong to and how many agents do they have?

9.     What particular expertise do you have, that most agent do not?

10.  Do you have a team of financial, escrow, legal, moving and repair personal that can make the sale of my property as painless and       smooth as possible?

 

As I said last week, we should all strive for win/win scenarios in life. This is highly probable when you choose the best Realtor to sell your property. The number one complaint against agents is their lack of communication during the listing period. Make sure this topic is discussed in detail. Make your agent commits to a level and style of communication you are comfortable with. Then hold them accountable to that commitment.

Prices in Placer, Sacramento and El Dorado Counties are up over 20% since March 2012. Interest rates are at historic lows but climbing. With inventory being so low, homes are commanding top dollars with multiple offers in many cases. It’s a great time to be a seller!  Best of Success and call me if you have questions.

I love your tips. I would add: Will you tell me the truth even if you know it is not something I want to hear? We are not paid to make the Buyer or Seller feel good, we are compensated for negotiating in their favor and helping to close a transaction.
