Why do sellers do this? And why do Realtors overlook it?

There are a lot of homes i see with problems the sellers could have taken care of pretty easily.

Why the Realtors don't inform the sellers of these issues before they even list the home?

Why does'nt the Realtors look at the home before they start showing the home?

And if they did look at the home Why did'nt they tell the seller about the issues with the home?

It seems the Realtors and home owners would want a simple sale. No issues for inspectors to find.

I know it's our job as a home inspector to point out issues with a home. But....in many cases, these small issues could be taken care of by the seller or their contractor with little or no effort.

 

Missing plug cover.

Number one, repair the wall. Number two, Install the receptacle cover. Ther are five of these in the home.

 

Off set receptacle.

Fix the small issues. And increase the value of your home.

This makes the home look bad for the buyer and the seller.

Hi Tom,

Why this happens who knows. Maybe the Realtors want a inspection to see what there needs to be done.

But if there are things like this that are out in the open, then there must be more that we find when doing a thorough inspection.

Have the Realtors do a walk through and have the sellers fix those items easily seen during the walk through.

This way no alrms will go off when the buyer see's the home.

Clint - I guess we see all types of buyers and sellers; who are we to say what is best for each one. I'm just happy to be one of those that get the call to repair the work.  :)

Tom, Maybe the Realtor said someting and they still did nothing. I see so much of this stuff it is normal.
