Princeville Kauai condo (and house) + short sale update for the week of Apr 14th to Apr 20th

Aloha,

I had several showings of my listings this past week, so it seemed busy to me, but in actual MLS status changes, it was as slow as I’ve seen in awhile. We didn’t even have any new listings this week, which is rare. Just one sale and a couple of price changes and that was it. Take a look for yourself:

Back on the Market:

Short sale Hale Moi 106 is back on the market with a new higher price of $280K up from $269K. You’ll also see this unit under the price changes portion of the update. It sold for $485K in 10/05.

Sales:

Sealodge B4 sold for $224K while listed for $235K. The previous sale was for $110K in 5/90.

Price Changes:

Ka’iulani 9, which sold from the developer for $2,008,270 in 2/08 increased from $1.450M to $1.499M and is not a short sale. As noted above, Hale Moi 106 came back on the market at $280K.

Short but sweet – maybe we can get some of the existing inventory moving since we didn’t have any new — Moving right along to your Princeville residential update which has two new listings, and one that went into escrow:

Even though things are a little slow this week, we’re still ahead of April 12 with 74 sales to date compared to 72 for last year. As of today, Sunday, there are 42 properties under contract and another 293 (Wow – I didn’t realize it was that many!) that are contingent. On a yearly basis, we are behind with only 258 sales now compared to 263 at the end of April 12. Clearly, we’ll easily surpass that and hopefully, continue on with a very successful summer.
