- Single family homes on the market: 74
- Single-family properties closed in March 2013: 3 (equal to last month)
- Average sales and median price: $432,486
- Sales price to list price ratio: 97%

Jamestown’s home absorption rate continues to be a strong buyers market.
- Breakdown of the 3 Jamestown RI single family home sales is as follows for March: 1 home sold for under $300,000 and 2 homes sold for over $400,000. In March, the over $400,000 home generated the home buying interest here. However, with only 3 homes sold there is a lack of real data to project sales. What is evident in this market is that the Jamestown RI real estate market has been slow. No luxury Jamestown homes were sold this month. In fact, 39% of the Jamestown real estate market is in the luxury realm right now.
- Home sales decreased from 2 homes in January, 3 homes sold in February and 3 homes sold in March. A difficult start to a new year in the Jamestown real estate market.
While annual home sale prices decreased by 9% in 2012, pending sales are on the upswing which is better for home sellers. Buyers continue to buy waterfront and coastal Jamestown RI real estate at lower sale prices.
