When we get our licenses, we have many options.  We can do residential, commercial, multi-unit or land & farms.  In deciding which area we would truly like to specialize in, we do our clients a great service.  Become an expert in an area.  Whether it be residential or commercial, multi-family or land, get to know all the ins and outs of a particular area of your market and be an expert!  When someone mentions a listing that is on the market in the area you are specializing in, know which one they are referring to and all the details about that listing.  It will show potential clients that you have taken the time to study the market and understand it.

You should specialize in a niche and not just in a market. A market is too broad of a group a niche is a specialization therefore you can truly be a specialist and know your ins and outs.

Hi, Heather.  I agree that in a more populated area you are right.  I live in a small community south of Nashville and specializing in homes with land (rural properties) is working great for me.  I listen to my friend that specialized in condos and love the stories but realize it takes a whole different area of expertise than what I deal with on my contracts.

Hi, Ralph.  I am glad it is working for you.  I wish I had wised up a little sooner and realized this!  It took me a year to pick the area that I enjoy the most.  Now someone mentions a street name and I can tell them what is for sale, for how much and how long it has been on the market.  I studied hot sheets for weeks to get to this point but it is nice to KNOW that I KNOW.  Have a wonderful 2008!

I agree with Shelby Morris,  the depth of breadth of a speciality will depend upon the market.  In a metro area you could concentrate on single family homes, new construction from $300-$500K, while in a rural market you may be broader with a residential specialization or a land specialty.  In rural markets you could narrow yourself down to "flat broke".  I do agree that the general public demands a certain level of knowledge from the Realtor that they work with and that Realtor should have a speciality or niche that they cater to and fully understand the dynamics of a real estate transaction involving a certain type of property.  Besides that, if you do not know how to properly conduct a deal pertaining to certain areas of real estate you could find yourself in litigation.

I agree with you that most Realtors are best if they specialize in some certain area of real estate and stick with it.
