You Never Know Who You'll See When Showing Homes or It REALLY Is A Small World!!
Our world continues to shrink. I believe technology has shrunk The 6 Degrees to Kevin Bacon game to probably 3 degrees! Most of you know I'm an engineer/REALTOR(R), and lately I handle most of the buyer agency for our team. That puts me out and about regularly, and there's where I find proof that the world is shrinking.
My cubicle world job employs a bit over 1,000 people across our corporate campus, and in no way do I know everyone! But yet, I keep crossing paths with other employees. Over the last year or so, I've interviewed for a listing where at the start neither of us were aware that we worked in the same place. I've shown homes and seen company logo items and realized the seller worked for the same company. Twice in the last month I've crossed paths with other agents and their buyers and realized the buyers were also employees (obviously everyone at my day job doesn't know about my "other" work). I've seen pictures of other employees in pictures on a sellers' walls too!
So where is this heading? The world IS small. Social media makes it smaller still. The odds are that someone you're friends with on Facebook is friends with someone else who is a) friends with the agent on the other side of the deal or b) friends with the buyers/sellers on the opposite side of the deal. Keeping what needs to be confidential about your deal has never been MORE important than it is now. A Facebook comment, a tweet, an IRL conversation with someone at the grocery store or over the fence COULD tip your hand to the other side and cost you seriously at the negotiating table.
Our advice is keep close lipped with anyone NOT directly involved in negotiations. We know you're excited, but PLEASE, protect yourself!
