When asked how long will it really take for my home to sell my response is a bit non-committal. (Is that the same thing as wishy washy?) Here is my response to the question....
That depends on some things like….

Location. Are you located in one of the more popular subdivisions and locations? In Brevard County that may be the Viera or Suntree areas. Are you in one of those popular, in demand Florida 55+ communities like Heritage Isle or Grand Isle? Are you near one of the more desirable high schools like Viera High School? Are you located in one of the more popular golf communities like Fairway Lakes at Viera or Baytree Golf Course in Suntree?

Ease of Showing. Buyers have many properties from which to choose in this market. Being able to accommodate, within reason, potential buyers at their convenience is key.

Curb Appeal. You have probably heard or read this before but it still needs repeating - if you can't get them in the front door, you can't sell them! I read that a buyer decides within the first 10 seconds of seeing a property if they are interested. You have to entice them with the outside and dazzle them with the inside.
- Presentation. Your home may not be a palace but it must be clean. Buyers understand folks may be living in a property and they will overlook some things.
- Pricing. Remember, the market (buyer) sets the price - not the seller or the real estate agent!
- Negotiate. Expect to negotiate. Homes in the Brevard market appear to be selling for about 93-95% of asking price on average. So, buyers expect to wheel and deal.

Strategy. Marketing requires a strategy. Exposure to the right pool of potential buyers is key. Marketing strategies involve multiple approaches - not just a sign out front oe an open house.
- When all is said and done, it is sometimes just plain luck that a buyer finds your property.
