   Before we leave I will discuss the laws in New Hampshire regarding Agency. Since we are in a "dating" relationship at this time, you will have be signing an Agency Disclosure stating that you understand my role as a Realtor. I can show you property.  Hopefully by the end of today we will have a mutual interest in working in a Relationship where I can represent you as a Buyers Agent and use my expertise in your favor!

  I have printed off a "score"  list sheet for you to use . It has a picture and brief description of each property with plenty of space to write your comments after each. That way when we go over what we have seen you'll have the plus's and minus's of each ...at your fingertips. I will also bring my camera so if there is a particular feature you are attracted to I can record that for you (with the Selling Agents Permission)!

  A few Things to make note of:     neighborhood

  •  Your surroundings 
  •  The siteing of each house. 
  •  The proximity to where you work
  •  Whether the property meets your space needs
  •  If there is work to be done....can you do it?

   Fortunately....Concord, New Hampshire is a city of Neighborhoods. Each neiborhood has its own charm. It has it's own Elementary school and all can boast easy access to highways and services

  All of these affect the value that the  shack property has TO YOU and will help to determine a potential offer!

  Finding the right property is not an exact science. It's a combination of instinct, logic, good sense, need and infatuation. By the end of your first day even if you haven't found your dream home....you will have learned! You will start to know what is really important to you, what you are willing to do without and Value vs. Price.

Wow is it that easy, all this time I thought you had to trick them into signing and then amp up the fear that if they don't make an offer today the house will be gone and they will never have a 2nd chance. Hmm it cant be that easy after all you know what "they" say about buyers......

Excellent post!  I think that's a great way to approach the first meeting with a buyer, then if everyone feels a good vibe, get the buyer broker agreement.  Way to go!  Mind if I use it? :)

i like the checklist, i've bought numerous properties and never had a realtor suggest this.

the pictures are a nice touch as they can admire the feature(s) that they really liked as they sit at home later.

(starting with fortunately, neighborhood).
