Purchasing the Potential of a Kauai Vacation Rental

If your family visits Kauai at least once a year or every other year this is a must read blog!

It is possible to buy an affordable vacation rental on Kauai. Near the shores of Kalapaki, Lihue on the south east side of Kauai there are the Banyan Harbor condominiums. This project can be used as a long term rental, vacation rental, or owner occupant. For those not familiar with Kauai vacation rentals, our island has strict codes and regulations on vacation rentals.

 

 

The title of this blog says "potential" that is because this unit does need a little TLC before anyone would want to use it as a rental. Keep in mind that it is important to see the potential of a property rather than to see the old carpet, and tenants messy bed.

Hear out some of the items that make this unit great:

1. Location, location! This unit is located near the back of the project meaning no highway noise, and being able to see some garden/tropical scenery.

2. Lifestyle - Banyan Harbor is located walking distance to Kalapaki bay (pictured below) a beach which offers a variety of ocean sports like canoe paddling, stand up paddling, surfing, but also is calm enough at the other end for young kids.

3. Getting a deal on Kauai- Low prices are hard to find on a small island with limited housing, especially in todays Kauai real estate market. This property is the lowest priced available unit at Banyan Harbor! Also a very low priced vacation rental on Kauai. Being the lowest priced available unit this property wont be on the market for long.

4. Everybody has to eat- While being so close to the ocean Banyan Harbor is also walking distance to many great Kauai restaurants. Dukes, Kalapaki Joes, JJ's broiler, and Splash Café are my personal favorites in the area.

4. Investing & relaxing- This unit also comes with 1 carport and storage. The current owner is renting out the carport separately from the rental adding to extra income of the property. Another great feature is one of the bedrooms has a partial ocean view.

5. Perks- The joys of owning a vacation rental is being able to make money and at the same time to have a place to stay when visiting Kauai. There are also onsite amenities including pool, tennis court, shuffleboard, BBQ area and clubhouse.

 

This unit is a 2nd story unit with the kitchen, dinning area, living room, private lanai, and 1 bathroom being on the 1st level. Upstairs are 2 bedroom and 1 bathroom. Condition: The condition of the property is average. New carpet would be needed, the countertops and cabinets are in good shape although a little out dated.
