Marketing Postcards?

I am thinking about sending out postcards to Homeowners once their house is listed on MLS....I get the emails everyday with the new listings, and then sending out a personal letter or email to the Realtor with the specific personal details about that listing.

What do you ladies think about this strategy?  Getting your name and services out to both at the same time?  Is a hard copy mailed letter to the Realtor better than an email??

I'd love all your advice and input!

I have done postcards to homeowner and find I get a much better response from Realtors. I also leave my postcards with my local Benjamin Moore dealer and have had a great response there.

Natascha ~ I have done postcards, letters and e-mails and got nada, zero, zilch from any of them, over the past 2 years.  It may just be the area here.  I am going to the FSBO's right now and see if I get any response from them.

I agree with Kathy.  I think it would be much more effective to market your services to agents with listings over 60 or 90 days old.  Newly listed homes are the least likely to bite on staging - they will want to wait out to see what happens first.  Once you have good rapport with a few agents you'll be more likely to get them before they hit MLS.
