Not so smart MLS content.....

The MLS (Multiple Listing Service) is likely the first place the vast majority of buyers and Realtors go to look for homes for sale.

We have a short description area, and we should make the best of it and describe the house with the good details that will leave potential buyers wanting more. The bad thing is we can learn more from a bad description of a home  than we can a good one.

Here are a few remarks that we should NOT see in a listing. I did see these in the area in which I work.

1. "The seller will remove all junk cars from the real of the home."

2. NO WEEKEND SHOWINGS! SHOW M - Fr 10:00 - 3:00, BY APPOINTMENT ONLY!
Note: Having a 5 hour window to show, and excluding weekends isn't very helpful to people who want to see your home, we should be a little more flexible than this.

3. OWNER WILL CLEAN UP TRASH AND PAINT WITH ACCEPTED CONTRACT.

4. PLEASE DON'T TAKE CLIENTS IN ROOM ABOVE THE GARAGE UNTIL WALLS AND ROOF ARE FIXED!!

5. Please call listing agent prior to show, large dog on property bites.

***Not very inviting to family's with children who want to see your home.

It really makes you wonder how some of these homes get sold.  I think the listing agents need to start showing a lot more tough love, otherwise everyone's time gets wasted!
