I  always ask most of the time I'm successful sometimes I'm not.  I do agree if you don't ask you'll never get the sale.

Short of standing in front of a client with hat in hand I usually close the deal on the Phone.

Many are because of the word of mouth I get from the Realtors who care about their client's. And that's a really good thing for me and the buyers.

Yes, we need to ask for the sale.  Sometimes we get it and sometimes we don't.  But you're only a looser if you don't try.
