What Does it Mean When a Sacramento Home is Listed Without FHA or VA?

By
Real Estate Agent with Elizabeth Anne Weintraub, Broker DRE #00697006

financing options are not fha nor vaAs a busy Sacramento REALTOR® who tries with all of the energy I can muster to answer every single phone call during the day, that means I don't always have the luxury of time to engage in lengthy conversations. I might have another call coming in. I prefer that people just get right to the point, especially real estate agents, and ask me the question they want to ask. When I answer that question, I would like them to accept the answer I have provided. Of course, I would like magical mushrooms in my yard to turn into gold coins, too.

Many agents want to discuss things into the ground. They want to explain their buyer's position, what their buyer hopes to accomplish, why we should take the buyer's offer, where the buyer went to school, who the buyer's friends are, where the buyer presently lives and works, what the buyer had for breakfast, and I have to say whoa. When the answer is no, the answer is no. There is nothing you can say to change the guidelines my seller has set forth. If the seller doesn't want FHA or VA terms, then the home is not listed with FHA nor VA terms. Nothing an agent can say or doesn't say will change those conditions.

I was explaining to someone the other day that I hate to shop.  I make a list, I'm in, I get it, I get out.  Sounds like you are that way with phone calls.  I, on the other hand, having had a long distance love affair with my Donald can just chat on the phone for hours and hours... I don't do it during business hours, but perhaps evenings and weekends... catching up with old friends.

Hi Tammy: I spend time on the phone with friends and people I know like my clients. But an agent who calls out of the blue and wants to tell me their family's life story and the life story of everybody else around them, I don't have time for that. This is a business and they're calling during business hours.

"Many agents want to discuss things into the ground".....totally agree.....some agents feel that if the ask you the same question thousand times....you will say yes to them....when they just don't get it!  Sometimes it's not the listing agents decision....after all....it's our house.....it's the seller's choice.
