Latest Trends in Home Design and what is in and out

Cute HouseLess popular features:
1. Fireplaces: Numbers of fireplaces in homes have been on the decline in the past few years, one or maybe two is enough for most people.
2. Carpet: Hardwood flooring seems to be the number one request by buyers in terms of flooring.  17% of new homes contain carpet throughout the entire home.
3. Living rooms: As long as there is a space for gathering, such as a family room, living rooms are being wasted or extra space, and not needed as often as they once were.
4. Desks in the kitchen: Spaces like this can become cluttered too quickly.  Consumers are preferring their own office space or larger desks near the family room where they can watch their kids.
5. Skylights: Only 10% of new homes built will contain skylights in the coming year.
6. Updated kitchens: I was surprised to learn that granite counters are becoming less desirable everyone has them and there are more choices out there now.

And so what seems to be the newest trends in home design?  These items are becoming more popular.
1. Lighting used as art: Lighting can be both functional and decorative.  View some examples of great pieces at Lightcrafters.
2. Outdoor living space that is an extension of the indoors: Some patios go so far as to include fireplaces, TVs, audio equipment, and artwork.
3. Decorative “natural” pieces: Since so many consumers are concerned with saving the environment, a lot of design and artwork is focused on tree designs, for example.
4. Going green: Water-efficient appliances like dishwashers and washing machines are becoming more and more trendy.  Other examples include LED lights under kitchen cabinets.
5. His and hers: Forget just closets and vanities.  Some homes are offering his and hers garages!
6. Car lifts: With lot sizes becoming smaller, consumers are looking to get the most out of their space by storing one car on top of another or descending one into a basement space as you need it.
7. Large windows: Aside from adding in natural sunlight and decreasing energy costs, large windows can serve as the focal point of a room.
8. Wood: I love seeing homes with original woodwork that has been around for hundreds of years.  Wood in both light and dark stains is becoming more popular around doorways, baseboards, and even on ceilings.
9. Electronics: You can’t turn around without a new electronic device on the market these days.  You’ll find iPod docking stations in kitchens and baths now.  TVs of all sizes can be found throughout the home, many of them mounted in the space.

Let me know your thoughts on what you think is in or out in your area.

Noah - I'm with you regarding the woodwork. I love it. Old homes with wide baseboards and wide ceiling moulding really appeal to me.

I'd never heard of car lifts before - imagine what that might cost. But I guess - if space was at a premium, it might make sense. Glad I live where there's room to park a whole fleet in my driveway. (Now if it was only paved...)

Hi Noah, it is interesting to see how the trends differ between there and Florida.

I've heard of granite going out (I chose quartz/Silestone for my countertops but they're pretty close in looks), but I have yet to see anything new replacing them in my area.  I have watched Flipping Out with designer Jeff Lewis to see what he's putting in his own homes.  I did notice painted/colored cabinets (new) but couldn't catch the countertops.

I've also heard that white cabinets are popular again.  I have them in my kitchen (they came with the house) and wasn't thrilled but hey - they're still in!

I never liked the small mosaic tile that was popular in the 60's but that came back, albeit in different colors and looks.  I actually put them in a newly done shower - they're stone and I love them!  Nothing like the multi-color blue/white in the house I grew up in.

I also question fashion changes but those are created by designers.  Changes in home decor happen much more slowly.

Wallpaper is starting to rear it's ugly head again in some new builds around here.  I think home automation and upgrades that help with all of our electronic gadgets will be the biggest of these trends.. electrical outlets that also have USB ports, that sort of thing.

In the resort and rural market where I work, boomer tastes drive the market - so what's hot are:

great outdoor living spaces, including screened porches

not-so-big homes with spacious main level bedrooms, large his/hers closets, and luxurious baths

kitchens with gas cooktops and double ovens (preferable convection) - with a keeping room and views to the backyard

hardwood floors throughout, with tile in the baths

low maintainence yards for some - but many want privacy and room for a garden

granite is still preferred by many, but laminate is definitely out!

Very interesting.  My husband used to build and it's interesting the way things go out and then come back in, like the stained woodwork!

I'd put the outdoor living space at the top of my list but I'm just one and it's a good list.

Love the Car racks. We actually turned a 3 car garage into a 6 car garage with them. Maximizing the Cube is where it's at.

Hi Noah,

I had read that somewhere else too that granite is becoming less popular. I remember when granite back splashes were very popular too and now people have started putting tile and glass tile sheets on the back which gives a lot of contrast.

Great post!

I have noticed that more homeowners are painting their oak doors, cabinets and trim white. The folks on TV have told them that oak is out and white is in.

I personally like the oak look, and I am (reasonably) sure that once all that oak is covered over, natural oak will come back in style. Of course it will be a lot more expensive by then.

I remember way back (in the 60's) when stainless steel was all the rage. Folks got tired of trying to keep it nice looking and switched over to Bisque finishes.  'Round and 'round it goes. What is old will be new again . . .

And I also suspect that all those dark granite countertops will soon be the mark of an outdated kitchen. (If it turns out that I am correct, I will be sure tp come back and remind you of that at a later date.  LOL)

I am reblogging this. Thank you for posting it.

Nationwide you may be right.  People still seem to like Granite around here.  We do not have attics and basements around here so big 3 car garages are popular.

Great list of new features!  And since energy efficiency is the #1 choice for new buyers, according to NAHB, it's good that's on your list!  GREAT FEATURE!

Noah,

Congrats on the featured post. Good list of items in and out of style with buyers. I do think that which part of the country a buyer lives in also drives what they want in a home. Granite is still in high demand in Texas and Katy. Outdoor living space is now becoming very important.

Was very interested in your list. Not totally sure about the granite in the kitchen... most of my buyers still want it and more and more do in lower price points. You're right about the desk in kitchen however. I find living rooms still popular so long as they can easily be used as a home office/study without giving up a bedroom for this purpose.

Noah, I just found this on Thomas McCombs re-blog, and yikes, it's 2013, but kinda fun to see what's changed (or not) since this featured post was done by you.

Stacking cars, now that's a new one on me!
