Resale homes generally are less expensive than similar new homes. One reason could be that resale sellers have more bargaining room than builders who must make a return on the high costs they recently paid for land and building materials. In fact, a NAR study found resale sellers accepted a median drop of $4,000 from their asking price while builders' median drop was only $500. 

More green space 

For tree lovers, resales are a big draw. Older homes typically have mature trees and plantings, unlike what's found in new neighborhoods. 

What you see is what you get

There is no guesswork with older, established neighborhoods. Buyers can research and tour the schools, sample the shopping, and check out the neighbors. In a new-home subdivision, buyers might not want to live with the noise and dirt of construction, may wonder about future development, or deal with possible long bus rides to existing schools and little or no nearby shopping.

While I prefer to sell new homes, the fact that a buyer can walk and see the resale home is, I believe, why most buyers gravitate to resales.

Of course, when folks need a home NOW or soon, resales are the way.

The prices of new homes here is also about 5-7% less than resales. 

For many home buyers, there is just nothing like a new home.

The savings in the "extras" that the home owners put in and that the new homes comes without is the draw.  Most new homeowners forget to factor in those extras as a move-in expense (window shades and coverings, lighting fixtures, appliances, landscaping, outdoor equipment, etc.) and then are in for a surpise.

I think the statistic from NAR is misleading. I suspect that there are many more resale homes on the market than new homes. If I am right, then the percentage of total sale will automatically skew toward resale homes.

I like selling older homes.  No problems with a buyer that can't visualize what a new one will "look like".  With older homes, "what you see is what you get".

Thanks for pointing out the advantages of reselling an old house.  For some reasons, it is more  preferable to buy an old house because of its strong foundation and with a lesser cost. Good point Jeff and Jane.

Greetings Lynn - Your delta between new and resale homes is very close to what we have in Maricopa County, AZ. Our new home sales are not the easiest to work with in our area. There treatment of the Realtor is commesurate with the current demand and when that deminishes they hope the Realtor forgets how they were treated during the high demand periods. It's a much different attitiude here than what we experienced in TX where you were treated as a partner in business. Thanks for your feedback.
