I am not a frequent participant in ActiveRain contests but I came across The April Challenge information this morning and it got me to thinking…

What advice would I give myself if I could go back a decade or so?

I read something yesterday about how experience teaches you good judgment.

Yes, it does.

Let’s see…it’s a short list but

  1. It is me not the broker. The broker provided some training, some equipment, some encouragement but in the end it was up to me to generate my business.
  2. Floor time is more than free secretarial service. There was a time being on the floor (at an out of business now)meant answering the phone and helping perform clerical stuff. Walk ins was more of a hope than a reality. Today I occasionally do floor time but I have my tasks to do at the time.
  3. It is me not the brokerage name. I have left my gold jacket behind. A franchise fee, for what?
  4. It is the easy market - not me, not the broker, not anything else! Things will not be easy so don’t sit around and wait for the next buy to call (Nor will they always be hard.)
  5. Commitment is not a given. Buyers want to buy a house and really could care little about my business. Loyalty can be earned but it is not a given so remember three key words Buyer Brokerage Agreement.
  6. Schedule time off. You can burn out. You can miss key events in your life. You work to live – not live to work.
  7. Document. CYA - Cover Your A$$ as it is so easy for others (including other agents) to point blame at another.
  8. It is me. (I know this was covered in number 1 above but it deserves repeating should a newbie read this.) It is my business and I am the only one who really cares about it – enough said!

Who am I kidding? I may had a few people tell me some of those things years ago and I had to learn it on my own anyway.

Yes, experience is a great thing.
