Holmes Point Home sellers received 99.9% of their list price in March

Currently there are 11 homes for sale in the Holmes Point neighborhood ranging in price from $679k for a rustic home in a wooded setting with a potential extra lot to an architectural stunning waterfront home for $2.3M.  March had 3 closed  sales ranging in price from $450k to $849K.

Holmes Point sellers received a higher sale-to-list price in March 2013

Closed real estate sales  in the Holmes Point neighborhood of Kirkland received  99.9% of their list price in March compared to the previous March where sellers received an average of 95.5% of their listing price.  No doubt market stabilization helped along with interest rates remaining extremely low. The Holmes Point area reached a two year high in May 2012 with 29 homes listed for sale.  A brisk summer home selling market  in Holmes Point ( 17 sales) created a situation where demand outpaced supply creating a shortage of listings.

You still can find some beach homes cottages that were built as second homes in the early 1920s. Most of the growth has been after 1950. The Holmes Point community is close to major east side employment centers; Microsoft, Physio ControlEvergreen Medical CenterNorth Creek Business Park, and the University of Washington Bothell Campus. In Holmes Point you won’t find any sidewalks but what you find is lots of green spaces perhaps the greenest space along Lake Washington. To the east of Holmes Point is Big Finn Hill Park, together with Saint Edward Park provides more than 10 miles for trails for the outdoors enthusiasts to enjoy hiking, biking, jogging and dog walking along the twisting and winding trails.

Hello Adrian - very good background information for the Holmes Point area -- I like how you tell the story behind the numbers and the history.   Sounds like an idyllic setting with limited inventory of properties available.
