Curious findings with this home. Home inspection in Carlsbad, N.M.

From time to time I find things that leave me a bit baffled.

At Desert Sun Home inspections in Carlsbad New Mexico, we strive to get the best results for the client.

Every now and then I find something in or on a home that leaves me a bit baffled.

Take a look at this picture and see if you can tell me what is causing the water lines to corrode like this.

I had not seen this type of corrosion inside a home except in a wet basement or crawl space,

Corroded water shut off and line.

This water line seems to be corroded with abandon. What is the cause of the corrosion?

This corrosion is really bad and is baffeling to me.

This corrosion has been happening for some time. I did'nt find the culprit, but I would like to present some answers for the buyers.

I could say the lines are old and need to be replaced. But what caused the corrosion. If they go back in with a "PEX" water line then the corrosion will stop. But it will not stop the corrosion that is occurring on the shut off valves.

Keep in mind that the corrosion is in both bathrooms one on the first floor and one on the second floor. No issues with the under sink plumbing in the kitchen.

Call me stumped in Carlsbad.

Clint, I wonder what is the pH of the water supply? It appears that the cold water is causing condensation and the elements, or pH of the water is leeching out the copper and other noble elements.

Clint: I would want to know what is causing the corrosion as well.  Hopefully the answer will come to light before they buy the home.

I am certain that you will get an answer from someone here Clint. I find it odd that the corrosion appears to be on the plastic drain pipe also.

Tom, the 'corrosion' on the drain under the bath sink appears to be due to hard water and soap scum seeping between the sink lip and the countertop. If you look at that seam, you will note the white sediment and it appears to be the same product as on the drain and trap. In addition, it is evident that the copper corrosion is all due to seapage from an unsealed sink and faucet base on the top of the sink. Notice the rust forming from the plumbing pass-throughs from under the sink?  It is clearly the result of a worn-out , or faulty installation of the faucet and sink.

At first look I thought maybe the copper pipe was sweating due to cold water and house being hot, then I realized the hot water line was corroded also. Maybe the fixture is allowing water to leak under it from the sink and running down the lines? The underside of the sink appears rusty, it's definitely been dripping on the cabinet floor and it's swelling. The first pic looks to be a toilet valve, and the stem packing is leaking.
