Wow, can you say "HOT Seller's Market" here in Arizona!!!
Supply and demand can make the real estate market go crazy, and that is what is happening in Arizona.
I have written so many offers for my own family members and haven't been able to get an accepted contract. We've have offered 5-7K over the list price and haven't secured a home yet! Yikes...that is crazy and frustrating to say the least!
With that being said, it worries me a little. This is how the market got out of control a few years ago. Does anyone else feel this way?
I am seeing appraisals not come in, and yet the buyers don't seem to be phased at that! They know that they will most likely get a cash buyer or someone who is willing to pay the difference in cash. I feel that the sellers are starting to get a little greedy out there! Did we not learn our lesson the last time around??
As a seller, try not to be greedy. List your home for a good, but fair market price. Make sure to hire a good and experienced Realtor who is knowledgeable about the area and has good comps to support the price...then the most important thing...listen to them, they are the professional!
There are many things to consider when accepting an offer. Price, seller consessions, VA fees that the buyer can't pay, and the list can go on.
