Friendly dog?Even The Friendliest Dog May Be Cujo When You're Selling Your Warren County Home!

"Why do you want my dog(s) out of the house for all showings?  Little Fifi is THE friendliest dog EVER!"

And while Fifi, Rex, Spot, Josh & Sammie are all QUITE friendly when you're home, all bets are off as soon as you close the door and leave the house.  YOU are their reassurance, their comfort blanket that these strangers in their house are okay and they don't need to be afraid.

However, without you there the dog has to make its own judgment call when it's loose in the home.  Protect or hide?  Bark or be quiet?  Lick or bite?  We've seen dogs so frantic that they were literally in danger of hurting themselves, hurtling around the house and sliding into cabinets, HARD.  We had to cut the showing short.

As listing agents we ask you as a dog owner to do one of two things: 

  • Get your pet out of the home during showings (either you, a neighbor, just please, out of the home).
  • OR secure your dog.  That means locked up in a crate, hopefully in an out of a way spot in the house, because there's still risk that the dog will bark the ENTIRE showing (been there, done that, VERY distracting).  And secure is NOT putting a large dog behind a baby gate and hoping he or she stays put.

Why do we ask for this inconvenience?

  • Some buyers have had past trauma with a dog and they're terrified of dogs.  Period.  A loose dog means they won't step in the house.  Showing over.  Your dog just cost you a shot at a sale.
  • Liability.  One dog bite and you may get to find out just how good your homeowner's insurance coverage is.
  • For your dog's safety.  It's a lot less stressful for them to either not be there, or be someplace "safe" like a dog crate.

So while our request is a hassle, it's for your own good and the good of your dog.  We don't want Fifi becoming Cujo and biting your home's sale in the ................

Excellent point Bliz. People just do not understand that their dog acts differently when they are not there. Even my wonderful Golden Retriever was a pussy cat with people when I was there but once when a friend stopped by and I was not home my Retriever was not so friendly. You just never know.  It is definitely not worth getting sued over.

You'd like to think that all dogs are lovely but that is not the case! It's definitely just a better idea to keep the dog out of the way just to be safe. Many showings have gone south because of fear or distraction...

David, It is a challenge as you said.  Many owners can't disassociate their dogs behavior that they're used to when it behaves as it should protecting their turf when they're not there.

Brenda, Fortunately I haven't encountered any super fierce ones yet, but a couple have been borderline.

Carla, Some of the smaller dogs are more prone to biting than the big ones.  The little ones get afraid and fear bite.  A big dog KNOWS they can take you!

Wayne & Jean Marie, I haven't had to worry much about dogs out the door, but cats?  They're so fast!

Andi, And that phrase is not something we want our clients to have to EVER say while their home is for sale.

Michelle, Some of those big happy dogs will knock you clean over!

Bobbie, They figure Line 2 of their job description is to protect the castle when the family isn't home.

Trisha, It falls into the other advice we give to make a home ready.  Why stage, price right, spiff the home up and then risk it all with a loose dog?

Good point Liz and Bill. Some states may or may not have disclosure laws about pets, however, one must take into consideration, a Buyer may have allergies.  BTW, I love dogs, but prefer they not be in a home when I show it.

So true!  I am reminded of a listing I had, which had 2 Pit Bulls as residents.  I got along fine with the dogs, but near the end of the escrow period, one of the dogs got out, and terrorized a young boy on the street.  You just never know!

Just as Dr. Jeckell can transform into Mr. Hyde, so can Ginger become Cujo.  But some dog owners don't seem to understand that.  I hope Warren County homeowners heed your advice.

Dogs are friendly until they are not friendly. I don’t want to be the test dummy to determine if I am going to be the first stranger who your dog bites when I unexpectedly encounter your dog. Same for my clients…many of whom wisely will not set foot in a house with a loose dog in it.

Bet, Ohio doesn't require pet disclosures, so every home is a potential adventure if a client has bad allergies.

Myrl, Unfortunately enough stories like that out there, and that little kid may grow up to be someone terrified of all dogs.

Lloyd, We've had good cooperation with our sellers.  Unfortunately it's also meant some showings get declined because they can't get the dog out of the house on short notice.

Super important. Owners need to remember that not everyone likes pets. When the pet is a nuisance it reminds them that the pet is around and has lived in the house for  years. Not everyone is okay with that, even after a good cleaning. Out of sight our of mind.

Janis, Shown three homes today, I suspect all had dogs.  2 of 3 they weren't there, and the other their were a pair in a crate in the garage, and quiet.  Ideal situation if they're going to be there.

Jane, I haven't had any dogs escape yet, but had a close call with a cat the other day when a strong gust of wind pushed the front door open!  Fortunately the cat decided NOT to run out in the cold!

This is a great featured post....I know it is very distracting when a dog shadows you ....especially big dogs...and little dogs are just as bad....as we try no to trip over them!  uuggghhh  Great reminder for Warren County home owners!

Deborah, Some of the snippiest dogs I've ever encountered are some of the little ones.  Those ankle biters can make life interesting :)

Dogs can create interesting stories. I once showed a house and the owner ensured me the dog was old and friendly. They left a treat out for us to feed the dog and he even went out into the backyard and gave us a tour. He was an older Labrador and very friendly. No concerns whatsoever until we went to leave and he decided it was his time to make a break for it and bolted out the front door. Never would have seen that coming. Anyway, we chased him down and got him back in the house. Quite the adventure. But definitely proves that you at least need to secure the dog, even if he's a sweetheart.
