What's In It For Me If I Use One Of My REALTOR'S® Preferred Lenders?

When I talk to a buyer that has contacted me in regards to buying a home in the Portland Metro area, one of the first questions I ask is where they are in the pre-approval process. Choosing a lender..or Mortgage Broker is a HUGE part of the process of buying a home and can make the difference between you getting an offer accepted when you're up against other buyers in a multiple offer situation or closing on schedule.

As your agent, I have a preferred list of Lenders that I like to work with. I like to have several on my list for you to choose from depending on your personality or location. What's In it for me if I use one of my REALTOR'S® preferred lenders you ask? Lots!! You get to have the confidence that you will be well taken care of, that they will go the extra mile for you and will communicate often!

What's In It For Me If I Use One Of My REALTOR'S® Preferred Lenders?For example, I recently had buyers that were in a multiple offer situation. They chose one of my preferred lenders who happens to use video mail and was very available on weekends when offers are often written up. Not only was a pre-approval letter attached to the offer, so was her video e-mail with her discussing how strong my clients financials were.

Yes..this is powerful stuff when your on the listing side looking at several offers. Do you think that would make your offer stand out? You bet! Her communication has been stellar and even with some minor bumps (as can happen), at least we knew what was going on and how we needed to proceed.

On the flip side, I had a buyer that recently started with one of my preferred lenders and then decided to go with another that I've never worked with because they offered a special program that would save her money. Ok..I'm all for that of course, but throughout the entire transaction, I've had very little communication and the little I've gotten was like pulling teeth. Needless to say, I do not have confidence in this lender to get the job done within our contractual time frames.

It's frustrating when you're scheduled to fund and close but have not heard anything from your lender. This does not leave you with a good feeling at all! As your real estate agent, I do need to depend on these critical people to do their end of the job and it's hard when I can't get in contact with your chosen lender.

What's In It For Me If I Use One Of My REALTOR'S® Preferred Lenders? Your agent (me) has built relationships and surrounded herself with people that are good at what they do and knows they'll go that extra mile for you as she does. When buying your Portland Metro home, unless you're paying with cash, you'll need financing. Yes..there is a difference in who you choose!

Hi Lloyd, When I am on the listing side, I like to be able to talk to the buyer's lender. Being able to do in house underwriting and same day close is also something that comes into play when things start getting tight. You're right...It can be terrifying when you're lender disappears on the day before..and day of close. When they don't respond to text, e-mail or voice mail...we have a problem.

Hi Rob, It makes you a great agent that is wanting to make sure things go smoother for your clients! A bennie of course is that you look good when things go well. It's so often that we get the brunt of stuff when things go awry that are beyond our control.

I recommend lenders that I know if The buyer gets preapproved and everyone was truthful the property is going to close.

Cindy:  What's in it for you... is that your buyer's needs will be met, and met quickly and professionally.  It, as you have shown, can make all the difference in the world.

It's nice that a Preferred Lender does such a great job, but even more so... they also know that future business also depends on it.  Motivation like that is totally missing when a buyer uses someone they came up with.  All too often, that can turn their dreams into nightmares.  Ouch!

Cindy, some people are conditioned to think that the agent's preferences are to the benefit of the agent and not them and go with their own choices, which don't alway work out to the buyer's benefit.

Cindy on one of my past transactions, the buyer (not my client) decided to use a lender found on the Internet. The lender was non responsive so they found another one on the Internet who also non responsive. Their agent put them in contact with a local lender who did a great job and the transaction finally closed without a hitch.

Hi Leah, I find that I am less stressed when a lender communicates with me...even if there are some bumps. I'd much rather no so I can get a game plan going then having a lender avoid me.

Hi Karen Anne, Like us, they have to earn their reputation, so when they don't come through (that is if it wasn't something out of their power), then  trust has to be built again. When clients have problems, they aren't shy about telling everyone!

Hi Ed, In Oregon, we can't get referral fees from anyone other than someone that has their real estate license..so no monetary incentive on that....of course there is the monetary incentive of knowing that a lender will get the home to close.....thus a happy client and a paycheck!
