Home Inspection Reports and What they Reveal

Last week,  some of my buyers had their home inspections on the new home they are purchasing in Spring Hill, Florida.  Some of my sellers just signed a contract and are awaiting to hear when the inspections will be scheduled.

Both, buyers and sellers sometimes get a little apprehensive about home inspections and the potential findings.  To ease people's minds, one of the home inspectors recently shared a few observations with me:

His advice:  most of all relax.  Many of the findings of the inspection will be minor imperfections, maintenance recommendations, or comments on life expectancies of the home's components and systems.   Certainly, this is nice to know about.

On the other hand, some issues do matter more and he categorized them as follows:

1.  Major defects such as structural failure.
2.  Things that  will lead to major defects, for example plumbing leaks..
3.  Things that may impede the buyer's ability to finance, legally occupy or insure the home.
4.  Safety hazards, such as an exposed, live buss bar at the electric panel.

This is great advice.  Naturally, anything in these categories should be addressed.  Often a serious problem can be corrected inexpensively to protect both life and property.  A little will go a long way!

Most sellers are not aware of problems and are often surprised to learn of defects that are uncovered during an inspection. Depending on the contract, sellers may or may not be obligated to make repairs.  And if they do, not everything that is mentioned in the report may be required to be repaired.  Often it is also to the sellers advantage to know of any defects especially if they are of such a nature that they could lead to greater problems.  It is important for buyers and sellers to know that no home is perfect.

I usually prepare buyers and sellers that home inspectors are striving to do a thorough job and most likely will find something that may need attention even in a very well maintained home.  It is their job after all and buyers want to know.

Today's home inspection was not any different. Some minor issues were identified by the home inspector that will not become deal breakers.

Inspection usually reveal something.  Known or unknown issues will come up with an inspection.  Minor or major, things wear out and need fixed.

Silvia, I had a sale a couple of months ago where the inspection had a few minor things to be done. The seller was agreeable but the buyer wanted out. They had just changed their minds and didn't want that house and used the inspection as their out.

Hello Silvia,  Like Debbie, I have had some people that just use it to get out of the deal.  Weird.  Have a great day.

Roy, thank you, hope you have a good Memorial Day as well.

Richard, nothing lasts forever!

Debbie, that does happen occasionally.  In a case like this, sellers should count their blessings that buyers got out early in the process and they had the opportunity to put the property back on the market quickly without losing too much time.

Will, I think we've all had that happen.  Our Florida "as is" contract states that cancellation during the inspection period is possible "at buyer's sole discretion..."

Patrick, thank you, I'm glad you found it informative!

An investment of a good home inspection is priceless. It doesn't the inspector needs to find things wrong, it is just for piece of mind.

Silvia~ It's always a good idea to set expectations for buyers and sellers. On our most recent listing we suggested a pre-listing inspection to avoid and potential scary findings!

Hi Silvia.  I wouldn't sell a home without a home inspection.

Silvia, this is a great post, and preparing our client for the upcoming inspection and potential results is very important to keep the transaction moving forward!  Communication is vital, and many times the ensuing negotiations over the inspection report are far more difficult than the offer to purchase.  Great post!

I like the advice about relaxing. I've had some sellers get pretty nervous about the upcoming inspection. In the end it usually works out.

Hi Sylvia:  Good blog.  Home inspection reports are important to Buyers and they provide information for the Sellers as well.  And, some results are of such concern that Buyers walk away from the purchase with their earnest money.  When we represent a Buyer who has found a defect that needs repair or replacement, waiting for a response from a Seller can be a very trying time.

Joe, peace of mind is indeed priceless!

Donna, pre-listing inspections would definitely put a seller at ease!

Conrad, I wouldn't buy one without!

Bruce, thanks, sometimes it's not the news itself that upsets people, just the way it's delivered.

Debbie, exactly, when something comes up, it usually gets dealt with somehow.

Dave, small issues should not be a deal breaker as long as people are reasonable about it.

Pat and Steve, yes indeed it can be a trying time for buyers as well as sellers.
