Why is it so hard to figure out?

NO Contingent offers!

As any agent that is selling a foreclosure or a short sale and all will tell you that the lender will NOT take a contingent offer.

We tell our clients this.  We explain that looking at a bank owned property is not helping them when they can't buy one anyway. I got this again today.  My clients have to sell their home before they can buy the next one.

 

It is really simple...if your offer is contingent on you selling your home...in other words you have to sell the current home or you can't afford to buy the new house...looking at a home that will not take a contingent offer is wasting everyine's time.

William, unfortunately no matter what we say ahead of time they don't think it applies to them. I had developer/ builder who had same line. No contingencies. Buyers would still ask and buyer agents would call and beg, but the answer was still NO contingencies. Good luck.

Buyers want to see everything no matter the "no contingency" factor. Perhaps they will change someone's mind or they are special. Get your patience out of your pocket and use it Frustrating!

why would an offer be even taken seriously with a contingency hanging over it... not in this market.. those days have passed.

I hear you. I feel like a broken record. And how about the cash buyers that think they can come in and really LOW, LOW, LOW ball the offer because they have cash. Oh boy!!!!
