Before you begin building your house, you will need a place to build it. Buying vacant land is an exciting process in itself. You can look at an empty stretch of land, and begin to visualize it coming to life with your dream home sitting upon it.

In Southwest Florida, there is an amazing selection of waterfront property available right now, which is quickly rising in value. People can affordably build on all types of waterfront, from canals to rivers and bays.

How to find a lot

Having an idea of the architectural style you prefer will help you determine the size and characteristics of your building lot.

 

However, if you select a specific floor plan too soon, you may run into problems. You can design a home to suit a landscape, but you may not be able to alter the landscape to accommodate the specifications of predetermined house plans. For example, consider:

  • configuration of rooms
  • placement of windows
  • location of the driveway

These, and many other design elements will be affected by your choice of land.

Sometimes, the land itself may be the inspiration for a truly amazing home! For example, Frank Lloyd Wright’s “Fallingwater” home is anchored to a rugged stone hill in Mill Run, Pennsylvania. Or, Mies van der Rohe’s “Farnsworth” House is made almost entirely of transparent glass, which seems to float above a grassy plain.

Communities versus stand-alone lots

When deciding between purchasing a lot in a community or a stand-alone lot, you should ask yourself these questions:

  • How important are amenities, such as tennis courts, swimming pools, hot tubs, fitness centers or group activities?
  • Do you prefer the security of a gated community or the privacy of a stand-alone lot?

Most communities have a homeowner association. This is a group of property owners who help to regulate the community. They ensure that everyone is following the rules that have been agreed upon by tenants and homeowners. This can be an advantage for the safety, aesthetics, and coherence of a neighborhood. If you are someone who likes the feeling of “community” and are comfortable having community rules, then this is probably your best option. However, some people feel that this type of community association infringes on their individuality or privacy. If that’s the case for you, you may prefer to “make your own rules” and live on a stand-alone lot as private property. In Southwest Florida, gated communities are much more prevalent than stand-alone lots, so you may have a smaller selection if you are looking for lots that are not part of a community. Your real estate agent will be able to help you find the best area to fit your individual needs.
