Hobbs New Mexico home inspection. Pocket listing. Repairs needed bad.

On this latest listing as a "pocket listing", this home was to be sold between friends.
The buyer is using a Realtor for her side of the transaction, but the Sellers are not. They offered this home as a "Favor to the buyer".
But after the inspection, I was not too happy with the home, but then i'm not the one buying the home.
I was at the home about twenty minutes before the inspection time set at 10:00 A.M.
Then a truck pulls up at 10:15. It's the seller's. Then the buyer shows up.
I had mentioned to her that the seller is not at the inspection in many cases.
She told me that it was O.K. for them to be there and to speak freely.
O.K. I thought as the issues started to mount up.
I went up on the roof just to find the roof was in need of repairs and a replacement. One of the buyers went upon the roof with me.
He said the roof was in bad shape and if they did install a new roof then the buyer's price would go up. Really?
I was thinking of a new roof and the price remain the same. Silly me.
The swamp cooler had been leaking for years and it had caused damage to the shingles and the plywood decking.
Here is a look at the roof and the damage form water to the decking under the layer of shingles.
As you can see the life expectancy of the existing shingle is limited at best.
Here we have damage to the decking of the roof. This area needs to be replaced when the roof gets replaced. My money is on it will not get done.
There is mold and a very weak spot I found when on the roof. So this decking must be replaced.
The owners did say the cooler was going to be replaced with central air.
"Really, how they gonna do that?" I thought.
Take a look at the furnace and see what I'm talking about.
It's a small wall space heater. it is incapable of adding an "A" frame assembly to add Central air to the home. A new furnace is needed as well.
This is just the beginning of the repairs this home needs more on this home Tomorrow.
