Many real estate agents look at Craigslist as a waste of time. They think it does not generate leads because they have not had leads come from Craigslist. However, one of the main reasons that is happening is they are posting all the information they have for one listing. They are giving everything away up front. There is no reason for the lead to conact you for more information.

Craigslist is a great free tool for agents to be using to reach out to prospects. Just like any other tool, you need to know how to use it.

We've had great success with Craigslist.  We get tons of leads from it and it does take some work to get through the "lookie loos" to the good stuff but it's there.  Our most recent success story:  buyer called from a Craigslist ad on an $850K listing and actually wrote an offer on the property!  We thought about not even adding this listing to CL since the price was so far outside of our average but we figured what will it hurt?  It's definately worth the hour or so a day we put into posting ads.

Jack, thank you for the valuable information.  I have normally posted Craigs List ads in the morning.  I will try your after 6:00 suggestion.  Do you wait until after 6:00 on weekends as well?  I would think that weekend mornings would be prime time??

Jack:  Not being an Agent ... I'm wondering.  Any suggestions on ways that Lenders can utilize Craigslist to their advantage for capturing business?  I know it's a long stretch, but we're not ALL agents here on AR ... and we could use a tip or two too ..

I build 3 or more similar but different ads so I can post one each day per property.  If you are using the same picture, just do a save as with a different name... 123Maple1, 123Maple2...
